Here’s how it works. I initially help you establish an MLS list price. I am a member of the Coral Gables Board of Realtors. Your listing will go into the SE Florida Regional MLS.
Then, I assist you in fine tuning your price so we get the maximum amount of Realtor showings.
Once I have showing coming on a regular basis, our system collects valuable Realtor feedback after each showing. We use Realtor feedback to adjust the price within range of buyers’ expectations. Our goal to adjust the sales price of the home to a point where we can attract a full price offer. The theory is greed based in a sense because Realtors love to sell well-priced homes. But, if they play around with less than a full-price offer, another smart Realtor will take the deal.
In a buyers market, I parallel leaving too much room to negotiate to fishing for grouper in a lake. It is a waste of time! The reason my pricing methodology works well is because once the sales price is refined, I coach the buyer’s agents to bring their offers in at full-price.
