If your buyer’s agent starts justifying their low-ball offer based on every short-sale and bank owned sale within 10 miles without consideration for that fact that this home is NOT a short-sale, has a better kitchen (with appliances), more upgrades and the buyer can close in 45 days.
You want a Realtor that shows homes and works a deal so everyone gets what they want. Truth be know, all deals must get through appraisal to close. It is the appraisers job to say whether or not the value is there. If the home doesn’t appraise because of the short-sales and bank-owed comparables then again it is up to the buyer to decide how much over apprasided value they are willing to pay.
